If you’re securing a mortgage, we’ll help you work with the mortgage company to get all of the documents you need. Things move quickly at this stage, but don’t worry, we’ll let you know ahead of time what you’ll need so you’re fully prepared. Once the mortgage is approved, we’ll set a closing date. After a final walkthrough of the property and a lot of paperwork signing, we’ll hand over your new keys to your beautiful home!

Once we’ve successfully made it through inspections, your job is done. The buyer will have a few weeks to gather all of their financial information, secure a mortgage (if needed), and submit all of their paperwork. It’s different for every buyer based on their goals and the specific aspects of the home they are looking to purchase. Our goal is to match your motivation and work hard to get you settled into a home within your timeline, which could be anywhere from 30 days to a year.

How long does it typically 
take to find the right 
home to buy? 

Once we find the home you love and win the offer, there are a few out-of-pocket costs before you get to the closing table. 

First, you will need to write a check for the earnest money which is usually around 1% of the purchase price. That will get held in escrow by the title company until closing and will go towards your final closing costs.

Second, you will have inspection costs, which are paid at the time of inspections and vary from company to company and property to property (but typically $1000-$2000 should cover it). 

The rest of the costs get rolled into closing and vary, such as the appraisal, survey, and lender fees. We work with great lenders that can let you know a lot of those closing cost details during your initial consultation so you can plan ahead.
